BACKGROUND
XVIVO needed a bigger office for their U.S. headquarters that could support both immediate operations and long-term growth. After the lease was finalized, COMMORGA was brought on to lead the planning and execution phases — developing the project budget and timeline from the ground up while coordinating dozens of vendors and stakeholders. This project called for:

Coordinating stakeholders across the U.S. and Sweden

Balancing compliance requirements (global brand standards, FDA regulations, city codes, and landlord terms)

Managing multiple vendors and contractors simultaneously

Delivering within an evolving but closely monitored budget and nine-month schedule

APPROACH
COMMORGA collaborated with XVIVO’s Swedish and U.S. teams to align priorities, establish the project framework, and maintain visibility across all phases.
Our Approach Focused On:

Strategic Planning: Developing a budget and timeline from the ground up, adjusting in real time as design, vendor, and timing details evolved.

Cross-Team Coordination: Managing architect, contractor, designer, FF&E suppliers, and landlord to ensure alignment throughout project.

Regulatory Navigation: Overseeing permitting and compliance for construction, warehouse racking, ADA requirements, fire/life safety, lease terms, and FDA monitoring.

Employee Experience: Coordinating move logistics, seating assignments, and communications to minimize disruption for employees and ensure a seamless transition.

Executive Communication & Approvals: Facilitating consistent updates, progress reporting, and decision checkpoints with XVIVO’s leadership to maintain alignment, accelerate approvals, and keep the project moving forward smoothly.

SOLUTION
Over nine months, COMMORGA led the transformation of XVIVO’s newly leased space — beginning with demolition to accommodate a complete redesign and build-out. Working in partnership with XVIVO’s brand team in Sweden and our Colorado-based interior designer, we developed a workspace consistent with XVIVO’s global brand identity and functional needs.
The result is a fully customized, branded headquarters that integrates workspace, laboratory, and warehouse environments designed to support both daily operations and long-term growth.
Key project components included:

Office Build-Out | Oversaw demolition, design development, and construction, including interior finishes and workspace planning.

Design & Brand Alignment | Collaborated with XVIVO’s global brand team and local interior designer to ensure the finished space reflected aesthetic standards and functional needs.

Facility Upgrades | Delivered enhanced employee workspaces, conference rooms, ADA-compliant restrooms and shower room, and modern workplace amenities.

Mock Operating Room | Managed the creation of a training space for medical demonstrations and team education.

Systems & Infrastructure | Oversaw installation of electrical, IT cabling, Connectrac systems, and other building infrastructure to ensure full operational readiness.

Warehouse Optimization | Implemented a pallet racking system and procured a forklift, establishing safe and efficient inventory storage.

Office Closeout | Managed clearance of the former Englewood facility — creating a detailed inventory with photos and measurements, selling and donating furniture, coordinating removal of unwanted items, and determining what transitioned to the new office.

Move Management | Coordinated the relocation process end-to-end — from seating charts and employee communications to post-move organization and welcome event.

Designing a mock operating room (used as a research and training lab) that allowed clinical teams and physicians to simulate procedures using XVIVO’s technology was equal parts fascinating and rewarding — a one-of-a-kind space that brings physicians, clinicians, and customers together to experience innovation in action.
